Policies

For an enjoyable experience at River Haven Cabins, both for yourself and fellow guests, we strongly encourage you to read each section below thoroughly and carefully. If you have additional questions, please reach out to us at info@riverhavencabins.com.

Deposits

  • Please review your vacation dates carefully as deposits are non-refundable.

    A deposit amounting to 50% of the reservation (excluding taxes) is required for all bookings.

    The remaining balance of your reservation must be settled 30 days before your scheduled arrival date.

    Bookings made within 30 days of arrival must be paid in full upon booking. Cancellation will result in forfeiture of the entire reservation charge. The remaining balance will be charged to the credit card on file by management.

    To make a reservation, guests must be at least 25 years old and must be present during the stay. The individual making the reservation assumes responsibility for the entire party and any visiting guests. Anyone under 25 is not permitted to stay in the rental property unless accompanied by a parent.

    Any missing items, damages, or excessive cleaning of cabins will result in additional charges.

Occupancy

  • All rentals have a designated regular capacity and maximum occupancy, which will be strictly adhered to.

    Please review this information carefully when making your reservation to avoid any misunderstandings.

    Renters who check-in or occupy a cabin/house with more occupants than the maximum allowed will either forfeit their reservation immediately, or the additional guests will need to find alternative accommodation and pay daily guest fees to visit.

    Children of any age are counted towards the total number of guests permitted in a rental.

    Cabins exceeding the regular capacity will incur an additional charge of $30 per person for each night of the reservation, regardless of the length of stay or the initial quote provided at confirmation.

    Only a maximum of two additional individuals (of any age) beyond the capacity are permitted.

    No exceptions will be made to these policies.

Cancellations

  • No exceptions will be made to our policies.

    All deposits are non-refundable.

    Cancellations must be emailed and confirmed by management to avoid misunderstandings.

    Cancelling outside of 30 days before check-in results in deposit loss.

    Cancelling within 30 days forfeits all reservation funds.

    Cancellations 14 days or more before check-in may be considered for a one-time date change within the same calendar year, with full prepayment required.

    Cancellations within 14 days of check-in are not eligible for date changes or refunds under any circumstance.

    Rio Bella Resort is not liable for various conditions, including weather, natural disasters, or personal emergencies.

    Upon reservation, guests agree not to dispute charges, with legal action possible for non-compliance, with renters responsible for legal fees.

River Rules

  • The riverfront area is accessible for use between dawn and sunset.

    Driving vehicles onto or along the river bank is strictly prohibited.

    Please refrain from entering properties beyond the River Haven area.

    While the river is available for all-day use, please be aware that the land across the river is privately owned, and trespassing is strictly prohibited.

    Littering anywhere on the property or in the river is not allowed, and additional charges may apply for improper disposal and cleanup.

    For the safety of our guests and wildlife, the use of glass or styrofoam near the river or along the riverbanks is not permitted.

    Firearms and fireworks are prohibited on the property. Fires are only permitted in designated fire pits, fireplaces, or chimineas.

    There is no lifeguard on duty; swimming is undertaken at your own risk.

    Tent camping is not permitted at River Haven, including along the river, for safety reasons.

    Flash floods can occur without warning, as our recharge zone extends up to 30 miles. Your cabin provides a safe place to sleep.

    Rock painting is only permitted in the designated area near the office.

    Painting in cabins, on decks, flatwork, or along the river is considered graffiti and may incur charges for paint removal.

Quiet Time

  • Quiet hours are observed from 10:00 pm to 8:00 am. Music may be played between 8:00 am and 10:00 pm.

    It is important to note that this policy does not require guests to be indoors by 10:00 pm; rather, guests are expected to be mindful of others and maintain a reasonable volume level throughout the day and into the night.

Cleanliness & Organization

  • Follow the check-out instructions provided at check-in to avoid additional cleaning charges for the cabins.

    Cleaning fees are not included in the rental price. Please ensure the cabins are left clean and orderly upon check-out, except for general cleaning.

    Rock painting is restricted to the designated area on the property and is prohibited at the rentals or by the river.

    Grilling or cooking is not permitted on the decks, flatwork, or grass anywhere on the property.

    Fees for cleaning or replacement will be applied to your stay for damages such as oil stains or burns on flatwork, decks, or grass.

    Each rental is equipped with a charcoal/wood pit; please confine all grilling activities to this area.

    Dispose of oil/grease offsite and refrain from pouring it anywhere on the property.

    Guests are responsible for disposing of all trash in the designated bin on the property.

    Excessive dirtiness may result in an additional cleaning fee charged to the credit card on file.

    Return items to their original positions; a reorganization fee may be charged for moving River Haven property.

    Please refrain from using bath towels for river activities to avoid replacement fees.

    Clotheslines are not permitted.

Parking

  • Each cabin allows for two cars, while the Midland and Pleasanton cabins permit up to four cars.

    Additional vehicles may incur a $30 fee if space is available on the property. In the event of no available parking, vehicle owners must seek off-premise parking alternatives.

    River Haven guests must adhere to slow and cautious speeds while on the property, parking only in designated areas.

No Smoking

  • Smoking is strictly prohibited. If any smoking odor (from cigarettes, cigars, pipes, vapes, or other sources) is detected inside the buildings, a minimum fee of $350.00 for cabins will be applied.

    Additionally, please be aware that certain smokable products leave a persistent odor in the cabin, even after they are removed, for which you will be charged.

    Please refrain from discarding cigarette butts on the property grounds, as improper disposal will result in additional charges for cleanup. Cigarettes placed in personal receptacles on cabin decks are considered trash and must be disposed of by the renter.

No Pets

  • Regrettably, pets are not permitted inside our rental properties at River Haven. This policy applies to all animals, including but not limited to dogs, cats, rabbits, ferrets, birds, lizards, hamsters, gerbils, etc.

    However, if you have a service dog covered under Title III of the Americans with Disabilities Act, we are pleased to make accommodations for you and your service animal.

    If you have a professionally trained service dog, kindly reach out to management via email at least two weeks before your arrival.

    Please note that only professionally trained and working service dogs covered by Title III of the ADA are allowed.

    Emotional Support Animals (ESAs) are not permitted.

    Guests found bringing pets without prior approval from River Haven will either forfeit their reservation or be required to board their pet elsewhere immediately.

    An associated minimum fee of $300 or more will be applied. Should you have any inquiries or require clarification, please do not hesitate to contact us.

Day Guests

  • Renters must obtain pre-approval and permission for guests before their arrival.

    Only two visitors per rental are allowed each day, with no overnight stays permitted.

    Guests of renters are required to check in and register with management, securing a parking pass for $30 per day and a property wristband for $30 per person per day, provided parking space is available.

    Approved guests are restricted to arrival after 10 am and departure by 9 pm. If parking is unavailable, guests will not be admitted.

    River Haven day guests must check in at the office and pay the applicable day fees.

    No additional wristbands or parking passes will be issued to visitors.
